Gypsum Board vs Suspended Ceilings: Choosing the Right Ceiling for Each Room

A gypsum board false ceiling gives a smooth, seamless finish with room for cove lighting, downlights and decorative shapes, which is why it is the usual choice for living rooms, bedrooms and majlis in Qatar villas. Suspended tile ceilings (a metal grid with lay-in tiles) are cheaper, faster and give easy access to AC and services, so they suit offices, service areas and some kitchens. In bathrooms, use moisture-resistant board and plan access panels for anything that may need maintenance.

False ceilings in Qatar homes do several jobs at once: they hide AC ducts and pipes, carry lighting, improve acoustics and set the style of a room. Choosing the right type for each space avoids cracks, sagging and the frustration of breaking a ceiling to reach an AC unit.

Gypsum board ceilings in detail

Gypsum boards are screwed to a galvanised metal frame hung from the slab. Joints are taped and filled, then the ceiling is sanded and painted.

  • Design freedom: drops, bulkheads, coves for hidden LED strips, circular features.
  • Clean finish: no visible joints when done well.
  • Access: needs planned access panels below AC units, valves and junction boxes.
  • Cracks: usually come from poor framing, too few fixings, missing control joints in large areas or skipped joint tape.

Suspended tile ceilings

A light metal grid hangs from the slab and lay-in tiles sit in it. Any tile lifts out for access.

  • Quick to install and repair; damaged tiles are simply replaced.
  • Good for spaces with frequent maintenance access.
  • The grid look is more commercial, which many homeowners avoid in main rooms.

Bathrooms and kitchens

Standard gypsum board loses strength when it gets wet. In bathrooms and kitchens use moisture-resistant board, make sure the room has proper extraction to the outside, and paint with a suitable finish. Above a shower, a small leak from the floor above or an AC condensate line can ruin a ceiling, so place access panels where pipes and valves run.

Planning around air-conditioning

  • Agree the AC layout before the ceiling design, not after
  • Leave access panels under indoor units, filters, valves and condensate traps
  • Allow enough ceiling depth for ducts and drainage falls
  • Insulate condensate lines and check their falls to avoid drips onto the board
  • Coordinate diffuser and grille positions with lights and coves

How a good gypsum ceiling is built

  1. Set out ceiling levels with a laser and mark AC, lighting and access positions.
  2. Fix hangers to the slab and install the main and cross runners at the specified spacing.
  3. Run electrical conduits and AC connections above the frame before boarding.
  4. Fix boards with the correct screw spacing, staggering joints.
  5. Tape, fill and sand joints in layers, including control joints in large ceilings.
  6. Prime and paint.

Why gypsum ceilings crack, and how to avoid it

  • Frame spacing too wide or hangers too few
  • Joints filled without tape
  • No control joints in large or L-shaped ceilings
  • Ceiling fixed rigidly to walls that move differently
  • Moisture from leaks or condensate
  • Heavy fittings hung directly on boards without support

What affects the cost

  • Ceiling area, measured on site
  • Design complexity: levels, coves, curves and cornices
  • Board type (standard, moisture-resistant, fire-rated where required)
  • Number of access panels, lights and openings
  • Removal of an old ceiling
  • Painting and lighting installation

Frequently asked questions

Can gypsum be used in bathrooms?

Yes, using moisture-resistant board with proper ventilation and a suitable paint. Standard board is not recommended in wet areas.

Why is my gypsum ceiling cracking along the joints?

Common causes are joints filled without tape, too few fixings, missing control joints or building movement. A visit can check whether it is cosmetic or a framing issue.

Can heavy chandeliers hang from a gypsum ceiling?

Only with a proper fixing to the slab or a reinforced support built into the frame. The board itself should not carry heavy loads.

Should the majlis have a gypsum or suspended ceiling?

Most majlis use gypsum board for a seamless finish, often with cornices and cove lighting. Plan access panels for AC equipment.
